If you want give wholesaling a shot and have trepidation, maybe you should give it a shot first.  

Do I need to wait and rent somewhere and then purchase property or can it all be done in one shot?  

In this situation, it appears the buyer already shot himself in the foot by transferring things legally from the get go.

For a wholesaler to have a real shot at reselling a listed property, they would have to acquire it at a deep enough discount to pay at least four people: 1) seller 2) agent 3) wholesaler 4) investorIt better be a big pie or there will be skinny slices. 

The tenants were still happy to stay and have been fantastic tenants.I was right about the neighborhood and it shot up overnight becoming a trendy location.

This may or may not work depending on the customer service rep and whatever info they've been provided, but IMHO it's your best shot.

Until you understand the myriad of different strategies, you are just taking a shot in the dark or following someone else without accepting personal responsibility for your own investment decisions.
