The two greatest attributes a REI must have are discipline and patience.

I attribute the ease of closing to two factors:a.

Nothing we write down has anything to do with protected attributes. 

Not all the cost was attributable to the dog, the teen aged son had really bad anger issues.

How much money have you made that you can specifically attribute to what you learned in this seminar?

Its the other attributes that I can speak to because I don't know what that is.Just my thoughts. 

That does not mean that you cant addjust it to your company’s needs and unique attributes of the property.The parties are usually designated in the first part of the lease, ie...

.* Yard amenities, etc - in-ground pool/spa, covered patio, built-in BBQ's, elaborate yard landscaping and upgrades, etc.Those are many characteristics that we look at when evaluating a home, and then we are looking for recent sales that, hopefully, have many of those attributes, or we piece together different sales which have some of those attributes, to reflect the important characteristics of the Subject Property in the market.

I can obviously choose multifamily but there seems to be no attribute like unit count (as you would have on Loopnet, for example). 

But if you lack the aforementioned self-discipline to realize you can't spend every penny a property makes, and that you have responsibilities as a landlord and such, maybe his position could be seen as sound if that is his primary clientele's attributes... which it may be.
