I can obviously choose multifamily but there seems to be no attribute like unit count (as you would have on Loopnet, for example). 

But if you lack the aforementioned self-discipline to realize you can't spend every penny a property makes, and that you have responsibilities as a landlord and such, maybe his position could be seen as sound if that is his primary clientele's attributes... which it may be.  

Overtime its hard to pinpoint exactly which tip or update is attributable to the success but its definitely had its additive effect over time. 

Regarding selling the home retail, some of this could be attributed to having the right Realtor to market the home. 

Look for attributes that when you are done with the property if you choose to sale you can add value very cheaply and where over time, the property value will grow on its own.Success story.

Considering that maybe 1% of people go to real estate seminars and maybe 1% of those ever actually do a deal, having the right mindset is probably more important than any other attribute or characteristic , for someone to actually become a real estate investor.
