Often times there's a great tiny room with a white throne that provides ample opportunity to text tenants, coordinate showings, etc.If you're starting out in real estate, how much time does it truly take to manage 1 unit?

Is this difference due to the market conditions changing from when the e-book was originally written or is $200/unit/month cash flow still a reasonable and attainable target? 

One being a current real estate agent who has connected me with her office, this Wed I will attend an overview seminar on their real estate school and plan on attaining my real estate license.

I am a cash guy at heart and I feel comfortable having ample reserves but I dont want to be too conservative.  

You can prepare for the unknown by ensuring you have ample cash in reserve to deal with sudden issues.

So this was the last day of a fitness/slim-down challenge my extended family and I have been on since January getting ready for a wedding.This was a SMART (Specific Measurable Attainable Relevant) goal and had a positive result because of it.  

It may take 2-3 years but at that point you'll have the income to qualify for a VA loan on a multi-plex and ample funds on hand to handle repairs, upgrades, and vacancies. 

@Scott Elkins attaining the 1% property in this area is challenging - almost always requires some sort of value add - it isn't just going to fall in your lap.
