Products often list IIC test results that show big improvements when using acoustic underlay, you should be very skeptical of them unless your floor/ceiling assembly matches exactly.  

Cabinets are $200-300 on average if you buy ready to assemble cabinets (and that does not include installation) Flooring... same thing... does it look respectable, or worn?

BIG LESSON--even though Wayfair & Overstock are more budget friendly for furnishing--it might behoove me to furnish from a local store and have them assemble. :)Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

There  are other UL approved 1hr rated assemblies. 

I get from RTA Wood Cabinets they have a nice selection, they also offer the cabinets assembled, very quick turnaround,  I like to use the Luxor white shaker or Espresso for cheap flips, it has the basic glides and hinges, it looks amazing and its priced out really well, here is a picture of a recent job.
