My main concern is the cost of turning the property into a MTR especially with this being my first property.

Nobody wants to pay more taxes but I am concerned with current market conditions and really appreciate everyone’s insight.

Some people don’t like using leverage anyway and aren’t concerned with ROE as much as others.

Last August in the midst of 105* heat wave a tenant called me concerned that his furnace didn't work.  

What concerns me is the underwriters of your new conforming loan will see the brand new HELOC which is also supposed to be on your primary residence and it will screw your loan up on the house you really need at the last minute.

Essentially, I'm not concerned about saturation levels, as nowhere in the world is everyone doing it in the most optimized way, with the top performing properties.

Some people might be less concerned about the above and just have a large general account - that is fine.

I suspect that preserving the occupancy tax cash cow weighs on county officials more than the concerns of their constituents up at the lake.Don’t get me wrong, I’m not complaining.  

I would hope that would alleviate the concern with my lack of experience managing properties.

My sellers concern is that if he keeps it in his name, he won't be able to get his new home with no down payment using a va loan.
