Hurricane hits and your investment could be wiped out.Some stocks this week had exchange rate risk...I don't ever hear about that in syndications....I guess there could be, but much less likely.Stocks...including ETF you see a lot of volatility these days....20% swings in good companies in a single day...so lots of things out of your control.

@Matt Wells if you would have only asked this 2 years ago....or 2 months ago....or 2 weeks ago....or 2 days ago....it's that volatile right now.  

Would like others' view of the market - seems to me quite volatile to invest in currently, and fear of real estate bubble has cause me hesitation in purchasing.  

I believe I can make a good profit from building a spec home on it, but the negatives are having to risk the $250k into build it and dealing with volatile building costs. 

@Leon Lee it is more active and there is more volatility/risk since a motel/hotel is used only for travelers.

Detroit can be a good market for investing, but it's not really an ideal first investment market for a variety of reasons, still pretty volatile if you don't know all of the areas and where the appreciation ebbs and flows.

An IUL may have more year to year volatility, but it WILL earn a premium over the dividend rate over time.

In and out not only helps on hold costs, but also for market volatility.
