You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a tax strategist willing to work with you throughout the year, not just when preparing your tax return.

I'm both an investor and an agent, and I can tell you that, as a buyer's agent,  I'd be more annoyed that my buyer skipped over me and contacted a seller or listing agent directly than I would be by being asked to prepare an offer.

I prepared the lease to start on the 27th and we all signed.Two days before their move-in, I get a phone call that (insert family emergency, that was probably a lie) they will actually not be arriving until the 29th.

It makes it easier for bad actors to commit fraud on their application.The article does say "The report will be made available to landlords at no cost and will have to be prepared by a consumer credit reporting agency" but landlords should be able to verify that somehow and ensure there have been no changes.
