When a tenant breaks their lease they are held responsible for the turn costs (carpet clean, touch up paint, etc) as well as paying rent until the home is re-rented. 

You don't need a licensed contractor to touch up paint or nail holes etc. 

I've always had paint touch up required when refinishing floors before paint.I like to do paint after refinishing floors.

OTOH, you can get touch up paint for appliances.  

Now that we're a few hours away we have a property manager that handles various tasks like showing the place or cleaning/touch ups between tenants.

With quality tenants, all that is normally needed is carpet cleaning and paint touch up.

That means they're the first guys in and the last guys out, and therefore I never have to worry about dealing with touch-ups.

"downstairs bathroom: 3 lightbulbs, touch up paint, toilet paper rack", "bedroom 2: new carpet measurement 12'x10' beige" etc. 

We have read the very detailed report thoroughly and are willing to fix everything (most are things like caulk, drywall touch up at switches, shower door difficult to lock, few screws need tightened).
