How much you getting from referral fees to those who reach out to you?  

No current liens but these properties have tax deeds, not warranty deeds if that matters.That as-is value is going to make obtaining financing more difficult for sure.Financing options drop off pretty steeply below a certain dollar amount because foreclosure costs for lenders can be significant.Your best bet may be to connect with some local private lenders (local investor meetups/referrals are a good starting point for this) or local banks.

In the long term real estate will make you wealthy, but it won't do it quickly, and the cashflow won't be nice and uniform where you can quickly start living off of it in the first few years to upgrade your lifestyle.Cash flow can be tricky until you scale to a large enough portfolio where your expenses tend to balance themselves out each month.  

In my opinion I feel you should do an extensive search to find someone good; possibly based on a credible referral.

Does Anyone have any recommendations (and/or referral for an estimate)  on a rehab needed for a 5 BR brick townhouse that needs a bit of everything for a flip. 

I tend to recommend areas just outside the well known fully developed areas.
