It is normal to get cold feet but the main thing is to do the best due diligence you can do prior to going under contract-  "Pre-DD".

First of all both positions would most likely want to be first position lien (which means if you got foreclosed upon who gets paid first.) 

Or are you really saying you sold this house in July 2015, it had the HUD partial claim from a mod you did before that and the partial claim didn't get paid off during the sale?

Quarterly dividends will be paid out beginning in Mar 2025 which will treated as capital gain income.

Is ongoing management charges separated out from pre-ownership services - finding, renovating and furnishing? 

Late payments do not bother me at all as long as they paid all their bills.
