Please be aware that if you try to deduct this from your tenant's security deposit and your tenant decides to fight you on this, there are very few judges that are going to unquestionably see things your way, at least in western Pennsylvania, where I live and operate.You have to be aware that many professional painters are often far from professional and are generally more interested in profitability than in multiyear results.

I helped my friend move into an apartment yesterday and noticed that the landlord had placed painters tape on the edges of all the entrance doors as well as cardboard to save the floors.

No, you won't.I suppose you could allow *your* professional painter to be hired upfront by them at their expense to paint, and then you approve colors.

I'm skeptical of the "painter" who will paint my house for 5k if I pay half upfront cash.Skepticism isn't always a bad thing I just think you can remove it from the buying process almost completely.Good luck.

But I did have one who upon moving in to a very clean apartment still had to complain about: a) dust on the ceiling fan blades b) a small amount of residue in one room from the painter that would have taken about 30 seconds to sweep up.
