you need to walk into the city planning, smile and play dumb... give them a sob story about your sick Mother in law, and wanting this property, but you just dont know how they handle things. 

My mother had a lot of single family rentals and taught me the lower end rentals (C-D) will always have a lot of people wanting to rent. 

Nurses, specialty welders, industrial maintenance, construction crews, etc. 

I've come across this situation too many times: good tenant, single woman often mother of children, deadbeat baby daddy get's out of prison moves in and ruins everything.

There are a lot of programs for teachers, police, nurses, public service people. 

My tenants are nurses, social workers, very stable jobs, driving high end cars but not too often they want to buy.

The couple I mentioned said they'd occasionally get a traveling nurse or similar profession for a 2 month stay or something. 

SNF = Skilled Nursing Facility

Although at 6 weeks you can separate a pup from it's mother 8 weeks is better, she says the dog is house broken, sorry but that is most likely a lie.
