But, one should not buy into the hype that rentals are "passive income"  They aren't as active as a full time job, but when the work is needed, it's needed "now", and having a buffer to handle the unexpected costs is essential.

Ideally you would time it up with the Spring market to maximize your return or do some type of "pre-marketing" to build hype before hitting the market.

I have seen the show, drama, staged, not really reality but entertaining, probably much like the program.Really, what other industries have idiots that get sucked into such hype?

There are hybrid brokerages that have quality CRms, help you learn to invest, have great support, help you set up your own LLC...you know...succeed. forget the hype, big box brokerages are robber barrons in my opinion.

A big part of it is that they are just cash heavy and like the idea of RE investing because it is all the hype these days.

I know the hype is around buying homes for 50k in the middle of nowhere but it is a different ball game and may not be necessary for your goals.
