@Christian Pichardo With $80K I could easily get into a 3-4 unit apartment building in a decent area that was already rented.

I don't do large rent increases (like $200) because I don't want a unit turn but my rent is in the market range.  

He had a little rental in south Phoenix he’d bought years back, and he wanted to roll that equity into a multi-unit building that could yield stronger cash flow.

Hey Ana - I am a PM with 65 units +/- and 8 years as such.  

I started my investment journey when I took on a w-2 role working between property management, and tenant relations as a Community Coordinator for a 254-unit apartment community.

I'm interested in a similar approach: live in one unit and rent out the rest.
