There is a class-action lawsuit taking place in the state of Florida at this time.

@Matt Katsaris rest assured, this is normal practice.There was a lawsuit several years back against a title company that had an employee steal the escrow money.  

As such though i planned on targeting duplex properties I will need to focus on houses that are zoned for single homes but have finished basements, in law suites, etc to accommodate more easily setting the home up with room mates. 

If you document the issues and threaten a lawsuit, the HOA will likely respond.
