I would look into different markets that have strong appreciation and cashflow where your CoC returns are not negative every month.

Going from 0 to 1 is an infinite return. 

I've researched local markets and don't think Ill have any issues finding a renter at about a 10% return after taxes and insurance.

A little late to the gratitude fest, but like @Kerry Baird above, I am genuinely grateful for the old timers here and the new voices as the collective wisdom of this group is something I tap into regularly.

I have had a couple of addresses over the years and usually I have used UPS, but lately I have seen a lot of virtual option popping up ... earthmail ... regus ... digital mailroom ... there seem to be quite a few.Would anyone have feedback on the best route to go?  

Given appreciation is typically where you are making most of your return in any real estate, having this additional appreciation helps create much higher returns.Additionally, my single family tenants, typically stay a couple years longer than my duplex tenants.

All of these factors can lead you well into double digit and even triple digit net-worth returns on investment (NROI). 

While S8 can be appealing for its steady payments, in my experience, the returns often aren’t worth the effort, especially for newer investors.
