Just call a local title company, find one with good reviews, and ask them to give you an idea of the fees. 

Write as yourself, not a company, and tell them you are trying to buy your first property in your own backyard and would love to have a conversation whether they want to sell or not (they probably know someone else).

Another angle to consider is to look for turnkey companies that are selling completely renovated properties and have also bought down the interest rate.
