What is the tax gonna be when you dispose?   

For capital assets such as vehicles, appliances, computers, etc which become worthless after a number of years and are typically disposed at the end of their useful life, taking a CCA deduction is always a good idea.

The repairs may not have much to dispose of, just depends on what you do - if its just a fix or partial replacement.

This would do 4 things for me, 1) increase my monthly disposable income since the student loan has now essentially been converted into a mortgage being paid for in rent, 2) decrease my debt to income ratio, 3) still provide cash flow (theoretically), 4) sell the house and effectively old my student loan with it

**Quick tip: the lower the consultant's ID number, the longer they have been working for the HUD - which means the more experience they have with getting these loans complete and the more resources/references they will have at their disposal for you to benefit from. 

Something along the lines of “you will be deemed to have abandoned the unit and any/all items may be sold or disposed of immediately at your expense..” etc

There is also the issues of liability and ownership.By changing out the sink, he would have to redo a bunch of stuff such as drain connection, water supply connections, garbage disposer, dishwasher hook up etc etc etc...so let's say after the sink was put in two months later a leak develops under the sink. 

A HELOC is a nice tool to have at your disposal.
