So do I get into a turnkey multi, with a low down payment and take on a higher debt, or do I put more money down on a cheaper/light fixer upper to have a lower monthly payment?

I suppose my biggest question is will I be able to get a loan from a lender with this student loan debt, or is it something that I will have to wait and start paying these loans off before I can get a loan?

I’m not going to use my hard earned savings, go into debt, or force to sell something I worked for just because of someone else’s “don’t care”/irresponsibility. 

Are you actually agreeing to wipe away the debt or just that you won't send him to collections?

So would it be my attorneys job as the potential seller or would it be the sellers / debtors attorney's job to submit my offer to the trustee?

Educate yourself as much as possible while paying down the debt. Or

Any other strategies you recommend to pay down debt or deleverage properties to increase cash flow.

Doubtful they will do either in your case as debtor is judgment proof.At this point you can sit on the judgment for years and hope their situation changes over time and you get some payment.

I hope to finish College either without debt or with little debt and am interested as to if this is a possible way to go about.
