And that is something I will never tell someone to do, because while the chances of something bad happening may be slim, you are technically committing mortgage fraud.Not what you want to hear, but hopefully that helps.

Hi guys...hope all well...notsure if this is the right form to post.I have a client that bought few lands in dallas, texas from the sheriff tax sale.The redemption (6 months passed) 6 months because they are empty lots.Got them listed for sale and undercontract...now at the closing when the title company issued the policy commitment...they want to add language says they wont cover the redemption up to 2 years...

I know that's almost doubling the passive income but for such a huge commitment in time and debt, it doesn't seem quite worth the risk.Try a BRRRR using the stored equity and do a series of smaller and cheaper SFH.

well your description of the situation is not complete.. do you know its landlocked.. somehow if there is a home there I suspect it is not.. but it does happen I am in a landlocked case right now been two years fighting it thankfully I have title insurance and they are paying the lawyers.. first thing you do is not rely on your own due diligence if your not a surveyor or familiar with maps etc.you do one thing first .. you order a title report.. you may have to pay for it.. say 200 to 250.. your probably in a title abstract state. ( not sure but most of the NE is)  the title company hires an abstractor to do the court house work they will then write you a title commitment.. if your TRULY landlocked there will be an exception IE they wont insure access.. if this is missing then you ask them to clearly denote on the plat map where the legal access is.. you then take that map and see if it works on the ground..

The contract is not contingent on clear title . it only says if the buyer does not agree on a cloud or lien or anything that clouding the tie they should notify me within 20 days of me receiving the title commitment . which should jave been done but not yet . and that commitment should have been done 5 days of signing the contract which was 08/14/2018 The contract also says he can assign or relist it on MLS but he is not licensed some other broker did list for himI spoke to the PA realtor commission to check his name if he carries any license and he does not.
