STOLE items out of the unit...space heater I'd allowed her to borrow, the curtain rods, a bathtub fixture...even the used AA batteries out of all the smoke detectors.You never can tell.

@Jimmy MartzJimmy, I feel it depends on the tenant base but we try to do twice a year, we do one for furnace filter replacement and smoke detector batteries and the other is considered a annual inspection.

For the top of stairways, you can get battery operated, motion sensing lights that will come on in the dark - warning guests that they are getting close to a stairway.

I don't see where the costs are that would warrant the fee.I have my cleaners do basic issues such as light bulbs, batteries in smoke detectors & smart locks, and any minor things.

The battery lasts several years and installation is as easy as peel & stick. which we think is a good solution for zombie properties, rehabs, flips and rental properties.There are some solutions out there that are similar but they either need power (which is not usually a problem) or WiFi (which is an issue in the case of empty properties).

You need to change HVAC filters, check alarm batteries, check for leaking toilets, drains, taps etc. as well as for tenant caused damage.
