Two - I was over 40, which isn’t necessarily old, but seems ancient compared to the many 20-somethings who dominate BiggerPockets. 

The infrastructure is in most places ancient...I would not be surprised to see a migration to the mid west in my lifetime...we got water, and we got oxygen.

The ancient central AC unit went out on me about 6 months after I bought the place.

It makes me feel like I've discovered some ancient martial art that can allow me to walk on water or something.

Unrelated to investing per se but relative to fundamentally addressing the real world practices of effecient infrastructure in residential buildings as a whole is the extreme and profound unwillingness of individual property owners to actually embrace and implement equipment & methodologies to mitigate the "purported" climate crisis.From my myopic perspective having to fight with residential customers who have zero knowledge of thermo dynamic, ohm's law and efficiency measures is highly hypocritical.People claim to care but are closed minded to energy saving and efficient operating homes.End rant

He is a big believer in Dave Ramsey's methodology and I consider him to be my "Poor Dad".

Really this strategy is ancient.

Fortunately for me my ancient units are not suitable for even considering opening up, but they're what people expect in old neighborhoods.

One being after the bombshell they released in April that only 69% of tenants made their payments on time, they changed their methodology to include partial payments, payment plans, and using security deposits which bumped up May and June to 80%.
