I understand the entire eviction process to take 4-6 months from the time you file so choose tenants wisely.

The gc I used was old and wise and lived within his means, however he told me that 15 of his leveraged friends went under and had to file. things are booming again and I'm getting stupid prices when I sale, heck I just saw a person post on the forum about needing a general contractor in Helena Ar!!!

HelloQuick scenario is I got an off market property large enough to subdivide square footage wise however the lot is odd shaped so when I split the lots to meet the minimum widths the one lot falls short approximately 800 square feet.

Wise to call some concrete/foundation companies and get some info and bids.

If one bill collector is calling the tenant every pay day, they will likely see the money that should be allocated to rent.With September rent coming due in a week or so, it may be wise to take a proactive approach.

I don't expect appreciation in this area but price wise the entry level investments SFR and MFR are doable and cash flow fairly well.

Everything is assigned electrical wise to the tenants so there is no owners meter.
