My experience from a seller view point has been all over the map, from excellent to awful.

@Alpesh Parmar I understand your viewpoint, I am looking to sell out of state and buy here so that I am not over leveraged. 

Thats why the bank uses certain appraisal vendors.Love to hear an underwriter's viewpoint on this matter....

Interesting take on this... and probably the most doomsday i've heard ( Ivy League Dr. viewpoint )If anything, this is very, very polarizing and hopefully there's plenty of lessons learned form this for moving forward , with government preparation... every 4 or 8 years when we have our elections :)

Why not instead switch your viewpoint to- for a $100,000 which you can have back close to $90K on day 1 to invest in other places. 

Although, I've been beating myself up a bit with my latest round of projects and then about a week ago I took a different viewpoint and considering that I had three big projects, basically all total rehabs including the one that needed the rebuilt basement, plus a few factors that were truly out of the ordinary-not unexpected, that ALWAYS happens, but a few real oddball items here, I guess for each one it didn't take me that long and of course in ANY business, NO ONE is ever 100%, there's always room to improve for anyone.

Often we do financial things that make sense to us but are not the best choices from a loan underwriting viewpoint.  

I was just curious to see other people's responses and viewpoints.
