But if it feels like it's bleeding you dry and you are in a place to hold it to wait for either rental rates to go up or for the appreciation to build a bit more, then yes, I'd go ahead and sell.

However, if the furnace is 20+ years old and likely to need to be replaced soon, I'll go ahead and replace the unit and get a new unit with air (evaporated coil and condenser).

I should add that any PPE (property, plant equipment) i.e. real estate, computers, office furniture, vehicles, etc etc would be in addition to the 2-3x SDE if the whole business is sold.
