That said, I recently turned over a unit with a tenant inside, because my tenant was very clean, had decorated beautifully, and kept the place spotless, and I think her decor actually helped the process, and she was amenable to the process because she had bought a house and was moving to her first home.

Hi everyone,I live in Hong Kong and just starting investing in Real Estate here.I have a very good lead, let me present it to you all.In a commercial building, the man own a office room high floor, he bought that office for investment for a year ago, he did not touch anything in the property and put it on the market for sale with a large markup.After a 9 months on the market he decided to lower the price, still after 4 month with the lower price no buyers.I then come in and ask the seller if he will consider owner finance on his property as he only have a small loan that is nearly paid.The owner said yes to owner financing and waiting for my offer.I have visited the property and understand why the landlord have not been able to rent or sale, the place was previously owned by a church, the all atmosphere and decoration is very much like a church... so really difficult to rent it as it is for office space or similar. 

We are in a unique situation and would love some input.

Hey Tim -My situation is a bit unique in that I really don't like / need debt to get things going.

Every 2-story home on the planet has this issue, it's not unique to yours.Also, if you can install vents in your bathrooms, that would be a really good idea.  

I've heard about people having success with them, but personally, I always throw out any postcards that look like marketing spam.We've been trying to come up with unique ways to make them grab attention and I wanted to hear any thoughts the BP community might have. 

I understand it may be a unique situation with our community but I wanted to share with the OP as well.

Also, are there any inclement weather problems unique to that part of the country that damage properties, like tornadoes?
