While I agree that there is a LOT of pain yet to come, I don’t share all of MikeOH’s gloom and doom.

It seems to be a well recognized group, however some people have mentioned that it is going through some pains due to a change in management.

I have noticed a few from PA in general.

Listen to Mike.The seller is being a pain and I have seen nothing that implies this is a deal worth fighting for.If the deal is really good (using Mike's criteria) then a $5K bill might not be a deal breaker.

It might be other investors who are so full of crap they are a pain to deal with yet for some reason you need to put up with them.

At this point in the economic picture, I feel you pain.

Not a problem if you live in a rural area with 3 or 4 zip codes.But in a densely populated area like NY it becomes a pain.

Florida and Nevada should be a no go for you with only $35k.Atlanta or Chicago should be the better areas for you, maybe check out OH, PA, IN or upstate NY, you will find many good deals there.
