Looking for deals out of state may not be a bad idea, although I would not recommend it for a new investor unless you have good knowledge and have had time to study the market you want to invest in.Another option is to tweak your strategy a bit, and instead of looking just at the cash flow, you look more at appreciation, which brings me to your comment about having missed the boat.

We will be trying to tweak it for tracking leads, screening callers, taking steps in closing and wholesaling, to project management for flipping and expenses.Takes a minute to understand but once you do then it's a wonderful tool.The toughest part is creating the workflow.

I know on Godaddy they let you choose from any of the Wordpress themes, but I'm not sure if it's possible to tweak the design, or it's just a set specific design (i think it is) which doesn't allow me to set up the site exactly how I want to, but need to work within the set design.

Or you could require the tenant to mow, possibly lowering the rental income stream if you have to knock a few buck off the monthly rent as an inducement.Is this the same as if you hired an investment advisorr to monitor your IRA stock and mutual fund investments and make periodic tweaks?
