Where will I put my two big screen tv's and my custom furniture? 

I stopped watching TV and even listening to music, replaced with BP podcasts and other audiobooks.  

I would have them have somebody walk upstairs and play loud music/TV and walk around heavily as well and  see what noise transmission is like.  

Not a lawyer, don’t even play one on tv, so this is not advice.

If it's really a scam, they'll probably stop.Also helpful are your local TV stations, or newspaper, as this would make a good story as it may be some cute scam.

Could you buy them a TV, stereo, or something else for $500 or less to get a handshake that says they wont mess with your tenants or call the police for nuisance things.

For example if they are watching TV or entertaining someone of the opposite sex, you will hear it all.

The further away from campus you begin to see more promos to attract tenants (free tv, $100 visa card, etc) because there is a lack of demand.

Background out side of REI: I have a masters degree in sports marketing/business and currently work at Fox Sports as an Account Executive selling our TV and digital assets (commercials, in-game logos & reads, activations).Short term goal: networking on BP including any meet-ups in SoCal and retaining as much information on the forum and podcast that I can, to put into action!

People today can’t even save up enough dough to buy a 300$ flatscreen tv .
