And third, you can make sure your lease's guest policy and non-smoking clauses are beefed up and made extremely clear to the tenants.Lastly, you probably inspected the property at least once or twice before closing, so you would have likely been able to determine if there was any significant smoke damage or cigarette smell inside.

Do not pay 10k to a lawyer to set this up, if you want, you can set up the WY LLC for free on bizee.com but would also need a "Registered Agent" aka RA which is $25-$35 annually with 3rd party companies after the 1st yr free with Bizee.

In a “nutshell”What can work - partnerships where each person brings a different necessary asset (knowledge, experience, time, capital, credit) to the table, the responsibilities, rewards, and expectations are clearly spelled out, legal documents are created to head off disagreements, and the parties are compatible.What doesn’t work - partnerships formed by two or more inexperienced people looking for “comfort” rather than going it alone, and anything other than the above.

Like any platform they have advantages and disadvantages.Advantages:1) transparency: they publish the full results of their loan book, making them only the third side in the industry to do this. 2) underwriting: they have a 1.8% uncured default rate, which is good and is much lower than some of the other competing platforms and hard money loan alternatives (although not all).

ARV comps are easier to find on free sites than distressed comps since renovated homes usually go on all 3rd party websites (zillow included).

The estate resolves its own expenses and can't require parties outside the estate to pay into it to resolve the estate's debts.It is correct that she as an individual cannot take the assets, but she can use the assets to pay estate debts as executrix.
