We have stay at home jobs and are not tied down whatsoever to any specific location. 

No surprise here , it’s a game realtors and sellers play to screw you without accountability whatsoever !

Meaning you can’t buy a property at market rate whatsoever.  

As a newbie, my thought is use local house hacks to cut my teeth, and then buy out of state IPs which could provide better cashflow/ROI than rentals in the Northern VA area.

It is filled with tips and strategies that would be great for cutting your teeth in real estate and setting yourself up for great success in the years to come.

I know there is a cost involved but their knowledge of the market & the comps, their advice on negotiating an offer & a list price once complete and the advertising they already have in place could actually increase your ROI & would take a load off your shoulders while you cut your teeth on all of the other fun stuff you will encounter along the way! 

I sort of cut my teeth on coastal vacation rental condos back in the early 2000s by investing in the Florida panhandle beach towns. 

That makes no sense whatsoever when you could be getting paid every month.
