It can't be too strong cash flow if replacing some appliances put you into negative cash flow (I assume you meant deficit, and truly didn't mean defecate).

@Dani Murai, while I can't give you a name of anyone in your area (I am not from there), when you are interviewing contractors, here are a couple things I have seen:I avoid any contractor that has a draw schedule based on percentages, i.e. 1/3 up front, 1/3 at halfway completed and 1/3 at completion.

If P&Ls were manipulated or tenant histories weren’t properly vetted, that’s a serious issue and could form the basis of a strong misrepresentation claim.

I would prefer to pay the capital gains today as based on how we spend money as a country, that capital gains rate most likely is going to be heading up in the future not down.
