You hear about the "ambulance chasers" etc, but I don't know of anybody who really has had those sorts of frivolous lawsuits, if thats the correct term.I've been a landlord for over 20yrs with a good number of properties in my personal name.

I already have an umbrella policy so not sure if upping that premium or moving it into any sort of trust/land trust or something else would be a smart move.

Someone upthread mentioned that Branson has had STRs longer than the booking channels have been around, and that illustrates a point related to this: in the olden days, when you'd look up a vacation rental in the classifieds, people were more tolerant of the idea that they were sort of borrowing someone else's house and things might not be completely perfect and they'd have to procure their own supplies, but these days, the booking channels have created almost hotel-like expectations.

Or an alternate strategy if your goal is to have a vacation rental paid for is to buy some sort of investment, STR, buy and hold, stocks, bonds whatever and just dedicate the cashflow from that to renting a place each year.
