After I clean my current list, I want to utilize more sophisticated list-building techniques for the campaign beginning in August or September. 

The perception in the area is that the nice newer homes in this area are in established 55+ parks and the owners and managers are not interested in talking with a 30 year old.  

So folks with your perception of what an IRS lien is or does allowed me to make some pretty good spreads over the years.. as I stated newbies or those who don't fully understand or needed to backfill within a few weeks would not bid on them...

These are rarely advertised and most commercial RE sellers are sophisticated, more so than residential.  

Do get educated but don't become crippled by the perception that you don't know enough to make a move.

I wouldn't get 'sophisticated' and transfer assets to a spouse I'm not married to (?) 

I plan to use a sophisticated system once I reach 100+ people.I don't have a way to see if my emails are even being read. from what ive asked, they are just going to junk mail.
