Just got my loan approvals at 1.7 mil for that work plus the cost of the dirt.. 300k in soft cost and 3 years in the making.. the nice thing about our market in Oregon NO one buys before approvals you risk entitlement costs.. but close on dirt is after that..Â

Itâs all over the map.In general for nicer A-B properties over 200 units there are usually at lead 10-12 serious buyers competing.For smaller B-C properties it can be a couple dozen or more LOI and soft offers from people trying to wholesale depending on the market but usually only a 5 or 6 serious buyers make to best and final.I have found a deal or two with no competition but they are usually way overpriced and have been out for some time.What are you seeing?

I had B of A do that to me once in the past.Most creditors also monitor your credit reports through "soft pulls", so a change of address could show up there as well.
