Can you share the cost range you for the service, and also have anyone used legalzoom's service to create on you may want to look at Will Maker by Quicken.  

Ask if they have any other projects they need asset management help with, and offer your services in exchange for an equity stake rather than a paycheck.That's how I would think about it

A few specific recommendations: Do not use Dave Kaiser for your GC and I had a bad experience with Desert Beacon for cleaning/mgmt services.

I would seek out a good local PM preferably with 30-120 units.I am not familiar with that market so if that is not possible there is self managing, or finding a limited service provider (we just went statewide in FL) where we provide guest communication, automations, pricing, and marketing for a discounted fee. 

I have a 20-year-old Rudd unit that needs servicing.
