You have no room for closing costs, fees or most important; error.Your max LTV on a cash out refinance could be 80% with a portfolio lender, but most likely is will be 75 or even 70% with no seasoning.Bottom line, I think you need to shave about 20K off the acquisition and rehab to make it work.Stephanie

Granted these are out-parcels at an anchor retailer so they are the cream of the crop so make sure you take that into account with your parcel but to give you an idea, the payoff of 2.5 years for what I'm seeing as maybe $100K in upfront costs?

By owning both properties now, I ensure I see the benefit (appreciation and cashflow) of both assets and avoid creating a taxable event.  7-8% interest rates certainly make it more challenging now days, but the same could be said for selling your asset for top dollar and financing the new 1031 asset as well.Full disclosure, I'm a buy and hold investor and recommend others to do so as well, but I also recognize 1031's have their place (I've done 2 myself).

If we did these all the time, we might shave 5K off the cost and 2 weeks off the time, but more I think would be wishful thinking.We did full disclosure during the sales process, even did a write up of the process with before, during and after pictures documenting the renovation.

Go to McDonalds--bring an ink pen.Buy a small coffee--sugar and cream as you like.Grab a handful of napkins.Start sipping the coffee, and writing ideas that come to you on the napkins.Take a break.Hand write on lined paper (or put into an email) the points from the napkins, with filler sentences about each one.Maybe include a link if you think it helps.Then when you've made it financially--you can say you wrote your business plan on a napkin.Good Luck!
