Drop bids were also quite common in Vegas in the day.. and we would get them very infrequently in Oregon.. but its where I got some screaming deals.When the trustee puts up 300k and its no deal.. no one is prepared to bid..

In my current market as well as all other markets that I see the wholesale deal's assignment fee comes from how screaming of the deal it is.

Some people will scream saying investing out-of-state is a horrible idea, and some people do it all the time and are fine with it.

Loud partying at night and kids screaming and playing in the morning is not the best mix.  

Plus the market is very hot here and we don't get to find a screaming deal because everything is flying off the shelf.Do you have the option of buying a multi-family in your price range and living in one side while renting the other?

It's funny- if you look at my portfolio, 10-20% of the units require 80% of my time...it's like the market is screaming in my face...wait, I hear it, what's it saying?

If you can find a screaming good flip deal, you don't want to restrict yourself because your intended strategy is buying rentals.

Even the revised listing screams "desperate" - it mentions it is "staged" and "all offers encouraged" in the first two lines. 

Refusing to do anything other than watch TV is MUCH clearer communication about her attitude towards this than what she says (or what you have interpreted she has said or what you think she said or what you wish she was saying).Every word you have typed so far screams "I really want her to be my partner.
