If the roof is spongy and you go into the basement and the water heater and furnace are encrusted with an inch of rust, that's a different issue.

I've never seen a grandfathered in duplex that has a water sprinkler system.

It doesn’t pay for all my expenses but pays for the taxes and sewer and water and utilities.

I cash flow about 300/month because I pay for internet and water (long story on the internet part), yes I know I could increase the rent, but not yet.

Any time you are adding a shower, you are moving water sources and need a permit and a licensed plumber.
