You have to remind him that the deposit is your leverage to ensure he complies with the terms of the lease.

It isn't like you put in a mini fridge or something...Reminds me why I'm so glad to be out of LTRs and into STRs....

I moved back to SoCal last summer for a new position at work and I’m now looking to buy a small multifamily (2-4 units) to live in and rent out the reminder of the units and rooms.

I also remind my tenants that the lease is a legally binding contract that we both must adhere to.

These reasons make me think that you need to be at the forefront of someone's mind by doing direct mailing, contacting agents, lenders contractors, (whomever) frequently and reminding people of your specific buying criteria and other such strategies as a method for landing deals with less competition.

Even though I already know it, I think I need to keep reminding myself that I'm in this for the long haul and to solidify my whys.As far as your advice on the niches, I never actually thought of it from that perspective. 

If by chance it goes to court, you have your lease, your information from the city, your no parking signs, and your friendly reminder letter.
