I agree it sounds like a great idea, but I see people frustrated beyond belief when they only have a national/online mortgage company that only work with emails (Who get a new person every time and zero phone calls because everything is in a portal).

As additional context, I'm somewhat of a religious leader among my friends, so I have additional reasons to not want to damage trust or lose their respect or cause them to feel like I'm leveraging that trust to make money. 

It is my belief that SB 329 means that all rentals in the section 8 price range are now section 8 available. 

Free money( match), diversification in asset classes, stocks are very liquid, very passive, tax free growth (Roth), belief in capitalism and the American company, good solid return history, cheap entry with ongoing contributions, etc.

More importantly your religious beliefs are private and of no issue to anyone but yourself. 4.

But what is so very hard to swallow, is the amount of effort, belief, time, and talent put into the entire process, from pre-screening tenants, getting higher rates, exceptional make-readies, and cleaning, and catering to the personalities that want certain things once moved-in, all kept quiet and discreet in order to show a bit of class.
