I talked to an attorney and what they usually do is write up a letter and send it to the seller essentially to flex their muscles.

I'm not as active as that but am looking for a happy medium between working so much with Real Estate and making time for relaxation and fun.  

Some events are more educational (Victor will often spend a good amount of time standing at the front with a mic asking and answering questions) but provide less opportunity to network, while others like REI on Tap are more relaxed and open for everyone to move around and talk freely among each other.

My main focus has been to keep it sales free and a very relaxed environment so people feel comfortable. 

Fly to second island one day, Next day meet with a realtor rinse and repeat, two days of relaxing then fly home. 10 days total, 3 days of flying 2 days of realtor meetings.

I know the ADU laws are getting more relaxed here but I want to know if it would be too large of a risk to buy a SFR in which the numbers would only work IF I could get the additional unit legalized and rented out.

My only advice if you're going to go the live in flip route is get your kitchen, a bathroom and a bedroom done first so you at least have a place to relax.
