I’ve had clients pay $100k for a sewer line though (commercial properties, complicated lines running under parking lots, sidewalks, landscaping and the bid includes replacing the landscaping too, etc. or requiring a permit from the city to close off the road for the day with traffic control, etc.).

I have heard Texas and most areas would be closer to $100 when its all said and done.You can find good contractors through realtors, HBA in your area, REI Facebook groups and meetups etc.Make sure to check references of past and current clients, visit some jobs in process as you can tell a lot about a contractor by how the job site is kept up and organized.

We used to get as many as we wanted for 5- 10k per unit now, 40- 65k .IMO in 5- 8 years or so you will not recognize the Euclid Corridor from Little Italy ( well just east)  to the RTA, why do you think there is zero inventory?

I have some clients in MO that have bought tax liens and the QT process is usually 90 days.

We don't tolerate clients that want to micromanage us.

A factor I am frequently discussing with clients is the nature of our current market shifts in Texas.

I do like Hospitable direct booking options and that they can process payments, tax etc. on their end and each DB site can have a different pay out options for different clients.

@Paul B. not sure about Neveda, but in Michigan many owners screw up when they create their LLC and PUT THEMSELVES AS THE LLC REGISTERED AGENT WITH THEIR PERSONAL ADDRESS.When we help clients set up an LLC, we intro them to an attorney that acts as their registered agent and enters their address for the LLC.Otherwise, VERY easy to ID the LLC owner:(
