As long as you have the intent to use the property for investment the source of debt or type of property (commercial, residential, raw land, multi/SF etc) does not matter.

She can exchange that into raw land, commercial, multifamily, a fractional tic interest, etc etc.  

I am a new real estate investor who will be investing in raw land.

If I were to specifically invest in raw/vacant land, wouldn't that be less risky because it is cheap and wouldn't that get rid of a lot of the potential liabilities (mortgages, etc.)?
