Better quality product, better installation, and making relationships is invaluable if you plan to scale.

All in all, the home is older but that is standard for the neighborhood and I have a solid amount of equity in the home currently.Recently, my dad said he is retiring and moving out of California. 

jsut want to add that the sub to foreclosure rescue  in this case study.. what I see is165k PP and 40k rehab.. pretty standard flip.

It's a very desirable area, and it's a good property, but I think a few quality of life things are holding it back.

If you don't, or if you are still paying MI, then maybe you'll want to consider doing a standard cash-out refi. 

@Alex Lickenbrock If your young family needs schools and you don't want to pay for private, you may want to consider the suburbs (and there is a range of school/suburb quality as well).
