The riskier the proposition the more it will cost.Generally a minimum fee of $25k and up and or 5% equity and up and or any combination of the two but that’s generally where it starts for a deal if any size.

Standard features of non-qm.The value proposition is that they are NOT expensive when compared to hard money, so it's a question of if it is worth it to you in order to get rates/fees/terms that will beat HML (but don't bother if it's a scenario where you MUST close in less than 45 days, b/c that is a coin toss).

I can't speak on California since I don't invest or live there, but what I will say is that there are numerous sub-markets in the US that need to be examined based on their unique value propositions.

I live in Arizona and in 2015 a proposition was passed that the Limited property value can not increase more than 5% a year.

I've seen the addition or removal of 5-10 words significantly change the risk/reward proposition.
