Unlike some people, I believe HOA is good costodian often finances, get volume discounts, do the effort of hiring contractors and maintain common space so in that regard I consider them a value. 

Commercial space rent in the area for similar properties is $3000-$4000/mo but property taxes annually are $25k+, insurance $6k+ and other expenses such as trash, water, heat & electric, etc. 

Does anyone know if applying for 2 existing apartments on 2nd and  3rd floor with commercial space on ground floor in CMX4  zoning requires fire sprinkler system if no construction is needed? 

Curious to see if there are any investors in the build to rent space in Port St Lucie, Ft Lauderdale, and the surrounding areas? 

I've looked at the AirDNA data and Rentometer but there isn't much data in my area for that size of a home, new construction that people are renting in the luxury space as it's nearly a $2M spec.

It will take a while for this opportunity to fully unfold, as it's a bit clunky at the moment, but things could look a lot different in the platform space a year from now.If you own any Airbnb stock, this might be a good time to sell it.

While I don't raise debt offerings, like Chris does, my general sentiment is that many investors are wanting more security these days versus equity, and those that are open to equity, at least in the multifamily space, are looking for very high returns, given the perceived risks they are hearing about in the news.
