I currently own 4 units in 8 unit complex and i had to pay from my own pocket for cutting down trees because hoa has no money and the other units members dont' want to pitch and could care less also they dont' maintain there budlings which makes the complex look bit down.

For instance my 90 lot subdivision at one point I had 90 legal descriptions and parcels on one master deed.. as I sold them off we just deeded them out separately.. its super common especially in older platted cities were lots might have been small like 25 X 100 and someone bought 3 of them and then built one home on all three.. some places they force merge them others you can go back and recreate the Old lots of record.. there is millions upon millions made by those that know how to find shadow plats and bring to life underlying parcels.

It would be best if you had a timeframe in place for initial reports of uncleanliness or broken items, maybe three days, but the truth is that all complaints are relevant no matter the time.

I've been researching whether or not doing a cost segregation study would be beneficial and while I don't think I could use the bonus depreciation for 2022 taxes a recent Bigger Pockets Money Podcast (#360) https://www.biggerpockets.com/... talked about carrying forward the paper loss for coming years and the benefit of doing one now as there is still 100% bonus depreciation which will decrease in the coming years.

If they can find a gorgeous 3BR in a good location for $1550 nothing comes out of their pocket, why would they go to a crappy property for $1550.

Same guy handled a triplex rehab (the one with the theft), and that's where he took money that he simply pocketed or used in some sort of Ponzo scheme to pay off other debts (I have no way to know, but the money did not go to contractors or to continue work at the site).
