These "fee's" are often between the broker and agent and the agent can decide on passing the fee along. 

Often the cost segregation is done with the intent to sell sooner than the 27.5 years of depreciation for a commercial property, thus gaining more depreciation to offset the income.

COSTS:  I would look at any-and-all things needed to run an STR including items that are often done by owners--for example, property management.  

I’d also advise being cautious with turnkey listings that look overly perfect—they often come with a higher price tag and might not deliver the promised returns.Also, I’d encourage you to really assess property management options.

From my perspective, it often feels like they’re signaling “I’ve got this, keep away.”

For example you are in charge of maintenance while they are in charge of tenant placement, etc.

Often time at turnover we pull out the filter it looks black so obviously it was never changed for at least 6 months.

Some hearings can be watched by the public online.Around a third of cases get dismissed, often because the tenant came through with the money.Tenants tell of medical emergencies and job losses, of the money that hasn’t come in yet but is expected soon.

Often, they may ask for 25% upfront to start, but the final payment should always be made once the job is finished and any issues have been addressed.
